The coefficient of utilization Kis represents the ratio of the gross surface area to the surface area of the particle. For example Kis=0.6 means that 60% of the particle surface is allowed to be built on the particle.
Example: The area of the plot is 500m2, Kis=0.6 – means that you can build an object with a maximum gross area of 300m2 in that area
The buildability coefficient Kig represents the ratio of the floor plan area of the building to the area of the parcel. For example Kig=0.3 indicates that the floor plan gross area can be a maximum of 30% of the particle area.
Example: the area of the parcel is 500m2, Kig=0.3 – means that it is allowed to build a building with a gross floor area of 150 m2 on that parcel.

Spatial planning documentation often prescribes the minimum surface area of a parcel that must be arranged as a green area. It is expressed as a percentage as the ratio of the green surface area to the surface area of the particle.
Example: The plot area is 500 m2, the minimum proportion of green area is 20%, which means that at least 100 m2 must be green, while the rest of the plot can be concreted, asphalted, paved, etc.

Considering that parking on the public surface in Croatia is often limited, the spatial plans prescribe the minimum number of parking spaces that must be provided on one’s own lot. Example: It is stipulated that 2 parking spaces must be provided per apartment, which means that a building with 10 apartments must provide a minimum of 20 parking spaces on the lot.

Example 1: It is permitted to build a building with the highest height of two floors above ground, whereby the second floor is designed as an attic or a recessed floor; the height of the building from the finally leveled and arranged terrain along the front of the building at its lowest part to the upper edge of the ceiling structure of the last floor, i.e. the top of the attic superstructure h= 12.0 meters
Example 2: The minimum distance of the building from the border of the neighboring building plot is 3.0 m, the existing smaller distance can be kept in reconstruction, additions and upgrades or increases, the distance from the neighboring border is h/2 (h=height of the building)
